FREE 90-MINUTE EDUCATIONAL SEMINAR
Think you don’t have money to invest in real estate?
Do you have an IRA or an old 401(k) from a previous employer? Many people want to invest in real estate and tell themselves they don’t have the money. Certain retirement accounts can be self-directed to invest in real estate.

NOTHING TO INVEST

NOTHING TO DECIDE THAT MORNING
THE QUESTION MOST PEOPLE SKIP
“I would love to invest, but I don’t have the money.”
How a Self-Directed IRA works
What it is, and how it differs from a typical brokerage IRA.
You worked hard to build your retirement savings. The cash in a checking account is not the only place investment capital can come from. Depending on the account and the rules that apply, a Self-Directed IRA — and in some cases an old 401(k) from a previous employer — may be able to hold alternative investments, including real estate.
This seminar is education, not a sales pitch for a specific deal. You do not need previous knowledge. Come with questions.
Which accounts may be eligible
Traditional IRA, Roth IRA, old 401(k), SEP/SIMPLE, and what to ask.
How projects can be structured
Land, renovation, development, and ways investors can participate together.
Rules, risks, and taxes
Costs, restrictions, and why real estate can lose money.

Retirement money is not only stocks and funds. Certain accounts can hold real estate — with rules attached.
WHAT THE CONVERSATION COVERS
Real estate strategies people ask about — and the limits around them.

1. Buy land. Build. Sell.
How a development path is typically described, and the rules a retirement account has to follow.

2. Buy. Renovate. Sell.
Property improvement examples, including what “hands-off” does and does not mean.

3. Buy. Hold. Rent.
How rental income is discussed inside a retirement account, and why returns are never guaranteed.

BEFORE YOU DECIDE ANYTHING
There is nothing you need to invest at the seminar.
Leave with a clearer picture of the choices that may be available for retirement money — and the questions to ask a custodian, tax professional, or attorney before any move.
RESERVE YOUR SEAT
Tell us who is coming.

Three questions help us understand the room: which retirement accounts people already have, roughly how much is there, and what they most want to learn.
